KAPALUA · WEST MAUI WELCOME TO MAHANA ESTATES Fifty-one gated homesites on the slope above D.T. Fleming Beach, with Molokaʻi across the channel and the Plantation Course next door. |
MAHANA ESTATES: ESTATE HOMESITES BETWEEN THE PLANTATION COURSE AND THE SEA
Drive north on Honoapiʻilani Highway past the Kapalua Resort entrance and the road begins to climb. About half a mile on, a gate on the mauka side opens onto Mahana Ridge Street, and from there the land keeps rising, from roughly 150 feet above sea level at the lowest homesites to about 750 feet at the top. Every foot of that climb it buys more of the Pailolo Channel and more of Molokaʻi.
Mahana Estates is 51 homesites on about 125 acres, set upslope from The Ritz-Carlton Maui, Kapalua with the Plantation Course along its flank. The parcel came out of Maui Land & Pineapple's holdings in 2009, and the developer lots sold out by 2021. What you find today is a neighborhood still filling in: finished custom homes, a few under construction, and the occasional resale homesite.

HOMESITES GRADED FOR THE VIEW PLANE
Mahana's lots step down the ridge in tiers, and the design guidelines are there to keep the view corridors open once the houses go up. Height, rooflines, massing, and materials all pass through design review before construction begins. The prevailing architecture pairs plantation-era roof forms with stone, deep lanais, and a great deal of glass. Finished homes I've toured here run from about 4,100 square feet to nearly 7,000 square feet on the larger parcels. With plenty of lots left to be built, I wouldn't be surprised if we see some homes approaching the 10,000 square foot mark in the future.
I spent years as a lighting designer in New York before I sold a single house, and Mahana is where those years of design focus shine. The lots face west and northwest, so the late sun comes in low across the channel. A house here needs overhangs deep enough to cut the glare at five o'clock and glass tall enough to hold the sky after seven. Some builders got that right. When I tour a home here, I try to do it with the sun still up.
I'm also a farmer at heart, so I look at the ground as hard as the view: wind exposure on the upper lots, drainage on the steeper ones, and what the landscaping will need to take hold on former pineapple-company land.
KAPALUA AT THE BOTTOM OF THE HILL
D.T. Fleming Beach Park sits directly below the neighborhood, a long crescent of sand with a lifeguard tower and winter surf that deserves respect. Kapalua Bay, with its calm water and morning snorkeling, is a few minutes south. Honolua Bay, a Marine Life Conservation District, is a few minutes north. The Mahana Ridge Trail, which shares the neighborhood's name, climbs from the Fleming Beach area up the ridge.
The Plantation Course runs along the neighborhood. It hosted the PGA Tour's season opener from 1999 through 2025, lost the 2026 event to drought, and in April 2026 the Tour confirmed it will not return to Maui in 2027. The course stays open for play. The Bay Course is a short drive toward the water, and at the time of this writing, still closed from water restrictions in 2025. There are plans in place to completely revamp the course.
Dinner is five minutes away at Merriman's Kapalua or The Plantation House, coffee and a plate lunch are at Honolua Store, and Kapalua–West Maui Airport is about ten minutes south for the hop to Honolulu. From my place in Launiupoko it's about a half-hour drive north.
WHY BUYERS ARE DRAWN TO MAHANA ESTATES
Mahana draws the same buyer who tours Plantation Estates next door: someone who wants acreage, elevation, a gate, and Kapalua's beaches and golf within a few minutes. The difference is the entry point and the age of the housing stock. Mahana homesites have historically traded well below Plantation Estates lots, and most homes here were completed within the last decade, so there are fewer 1990s kitchens to tear out.
This is a residential neighborhood of primary residences and second homes. If rental income is part of your plan, know this before you write an offer: a single-family home on Maui needs a County short-term rental home permit to rent for less than 180 days, and those permits do not transfer with title. Apart from that, the county has made it clear that they don't plan on approving new STR permits for agricultural lots, so in short, it's a non starter.
WHAT OWNERS LOVE ABOUT MAHANA ESTATES
ACREAGE INSIDE THE RESORT
Lots from about three-quarters of an acre to more than four, inside the Kapalua gate and minutes from two beaches.
THE MOLOKAʻI VIEW
Elevation up to roughly 750 feet opens the Pailolo Channel and Molokaʻi, with humpbacks in the foreground from December through April.
NEWER CONSTRUCTION
All homes date from the last decade, with many being built in the last few years and several under construction with modern systems, wide glass, and lanais sized for living.
A GATE AND A QUIET STREET
Fifty-one homes on 125 acres. Most of the traffic on Mahana Ridge Street belongs to landscapers.
KAPALUA WITHOUT THE CROWD
Fleming Beach, Honolua Bay, and the Plantation Course all sit within a five-minute drive of the gate.
EXPLORING OWNERSHIP AT MAHANA ESTATES
With the developer lots gone, buying at Mahana means one of three things: a finished home, a resale homesite, or a house partway through construction. Each needs its own diligence. On a homesite, I pull the recorded design guidelines, any approved plans, and a builder's budget before we talk price, because in Kapalua the construction cost usually runs several times the price of the land, and several thousand per square foot.
I can walk you through current listings, the off-market conversations I'm having in Kapalua, and how each lot's view corridor holds up once the neighbors build.
CONSIDERING SELLING AT MAHANA ESTATES?
A buyer looking at your Mahana home is also looking at Plantation Estates, at resale inventory elsewhere in Kapalua, and at new construction in Wailea and Mākena. Your price has to hold up against all three. I build that case from data, then adjust for the things a spreadsheet misses: experience, elevation, the width of your view corridor, and how the house handles the afternoon light.
Through Coldwell Banker Global Luxury, your home is presented to qualified buyers across the network's international reach. The media is shot at the hour the house looks best, with drone work that shows the full view plane, and every showing is private and scheduled. From pricing through closing, I manage each step with discretion.
MAHANA ESTATES: ROOM, RISE, AND A CHANNEL VIEW
Drive back down Mahana Ridge Street near sunset and the road hands you to the highway just as Molokaʻi turns blue. Whether you're weighing a finished home, a homesite, or a sale of your own, I'd be glad to show you what's moving at Mahana and how it compares with the rest of Kapalua.
