Montage Kapalua Bay has been one of them for years. Not just because of the location, but because of how it’s structured—large-format luxury residences, true privacy, and a level of service that’s always felt a step above typical resort inventory.

So when news broke that the property would transition away from Montage and ultimately become a St. Regis, it wasn’t just a hotel story.

It was a market signal.

 

What’s Actually Happening

As of March 2026, management of the property—now referred to as The Resort at Kapalua Bay—has officially transitioned to Marriott International.

The plan is straightforward, but significant:

  • Marriott has taken over operations
  • The property will undergo a renovation including completion of exterior facade project
  • It will be rebranded as a St. Regis resort in 2027

Importantly, ownership of the residences has not changed. The transition is management and branding—not a redevelopment from the ground up.

And during this entire process, the resort remains open and operating.

And that shift matters.

 

The Bigger Picture: A Return of St. Regis to Hawaii

The St. Regis brand has had a limited presence in Hawaii in recent years. The former St. Regis Princeville on Kauai, for example, transitioned into a different concept in 2022.

So this move effectively marks a return of the St. Regis flag to the Hawaiian Islands, and specifically into one of Maui’s most exclusive resort communities.

From a branding standpoint, that’s a meaningful repositioning of Kapalua on the global luxury stage.

Since 2023, the property has gone through ownership changes, with a Tennessee-based investment group acquiring the asset and signaling a long-term plan to elevate its positioning.

This move to bring in Marriott and ultimately reposition as St. Regis is not random—it’s the execution of that strategy.

While full renovation details haven’t been publicly released yet, the intent is clear.

This is not a light refresh.
