South Kihei Road runs out of road near Wailea. The condos thin, the pavement narrows, and the asphalt quits at a public beach lot where Kīhei becomes Wailea without anyone bothering to put up a sign. Along this last stretch of Keawakapu Beach, a thatched roof rises behind the coconut palms, and beach walkers stop to photograph it several times a day. Plenty of them assume it's a resort bar. Unfortunately for them, nobody inside is going to make them a mai tai.

It's Jim Carrey's house. The man who played a pet detective, a bank clerk in a magic mask and an insurance salesman whose whole life turned out to be a television show has spent most of the past decade here doing the one thing no studio could ever get out of him: keeping quiet. For someone famous for playing a man who couldn't escape the cameras, he picked a house you mostly see from the sand.

As of September 29, 2026, it's for sale: 3234 South Kihei Road, MLS #410926, $35,000,000. Alrighty then.

TMZ ran the story on October 1, tucked into coverage of Carrey's private wedding in Los Angeles. Congratulations to the couple. On Maui, the bigger news is 170 feet of beach, so that's where this post stays: the house, the sand, the chain of title, the math, and what a buyer should know before writing a check this size.

THE ESTATE

The parcel measures 41,687 square feet, just under an acre, with roughly 170 feet of frontage on Keawakapu. Two homes share it. The main house, built in 2002, holds three bedrooms and a primary suite whose glass panels fold open onto a deck facing the water. A separate two-bedroom ohana gives guests their own bathrooms and their own front door. The MLS lists 4,717 square feet of living area, three bedrooms and four and a half baths, plus 640 square feet of covered lanai. Add in just over 1,000 square feet for the ohana.

Between the house and the sand sits a freeform pool with a hidden grotto, a slide, a lounging ledge and an elevated spa. A water slide is an unexpected line item on a $35 million listing. It will also be the first thing every visiting grandchild finds.

The estate conveys fully furnished, with a two-car garage and central air conditioning. That last detail matters more in South Maui than mainland buyers tend to expect. This is the leeward side of the island, and the afternoon sun on Keawakapu has opinions.

That covers what's on the lot. The more interesting story is who has owned it.

A HOLLYWOOD CHAIN OF TITLE

Before Carrey, the house belonged to director Richard Donner and producer Lauren Shuler Donner. He made Superman (1978), The Goonies and the Lethal Weapon films. She produced the X-Men franchise. They listed the Keawakapu property at $22 million, cut the price to $19.9 million, and closed in November 2016 at $16.5 million. The buyer went unnamed at the time; later reporting identified Carrey.

Two filmmakers, then a comedian. The house has kept a lower profile than any of them.

Carrey spent the years since stepping back from Hollywood. In 2022 he told an interviewer he was “fairly serious” about retiring from acting, and he has put much of his attention into painting, the subject of the 2017 short documentary I Needed Color. His Brentwood compound in Los Angeles, owned for nearly three decades, closed in August 2025 for $17 million after a long series of price cuts. Until now, the Maui house was the one he kept.

THE ARCHITECTURE

The house was designed by Ike Kligerman Barkley, a New York firm founded in 1989 by John Ike and Thomas Kligerman, with Joel Barkley joining as partner in 1999. The firm built its name on East Coast residential work: shingle-style houses in New Jersey, a beach house in Southampton. Here it went Polynesian. The main house pairs a steep thatched roof with Douglas fir framing and woven bamboo interiors. The firm itself dissolved in 2022, which makes this one of a finite set of Hawaii houses carrying its name.

Before I sold real estate, I lit rooms for a living around the world blowing bespoke glass for chandeliers and various other types of lighting. When I look at a house like this one, I look at how light arrives and moves. Keawakapu faces west. Depending on the season, the sun sets somewhere between Kahoʻolawe and Lānaʻi, and a deep thatched eave does what a lighting designer spends a budget trying to fake: it holds the glare off the glass through mid-afternoon, then lets the color in for the last hour. Folding glass walls in the primary suite mean that hour reaches the bed.

The structure is only half the reason anyone pays this number. The other half is the sand.

KEAWAKAPU BEACH

Keawakapu runs between Kīhei and Wailea: a long, wide strip of white sand with a sandy bottom that makes for good swimming on calm mornings. Public access sits at both ends. There are no lifeguards. Rocky points at the ends hold the snorkeling.

Offshore is one of the stranger public works projects in Maui County history. In 1962, to slow erosion and give fish somewhere to live, an artificial reef was started about half a mile out, in 80 to 85 feet of water. Its founding material was roughly 150 automobiles. Tire modules and concrete slabs followed. The cars are still down there. The fish moved in, and nobody has asked them to leave. Could you imagine getting approval for that today?!

From December through April, humpbacks splash in the channel in front of the house. In the afternoons, the trade winds wrap around and the water roughens. I lived in Haʻikū for years, where getting to the beach meant a drive and a weather check. Now I'm in Launiupoko, with a quick slide down the hill to the beach, and farming what I can on the West Side. South Maui beaches run on a schedule, and anyone who wants to swim here should plan to swim early.

So much for the setting. Now the numbers.

THE NUMBERS

At $35,000,000, the ask sits 112 percent above the $16.5 million the property brought in November 2016. If it sells at full price, that works out to roughly 7.9 percent a year, compounded, over about ten years. An index fund would have had to hustle to keep pace, and it wouldn't have come with a pool slide.

The main house measures 4,717 square feet and the two-bedroom ohana adds 1,007, for 5,724 square feet across both homes. That puts the ask at about $6,115 per square foot of living area, $840 per square foot of land and roughly $205,900 per foot of beach. For scale, the same two homes traded at about $2,883 per square foot in 2016.

Those numbers mean little on their own, so I pulled every South Maui oceanfront single-family sale and listing in the RAM MLS since January 2025.

THE NEIGHBOR

The most useful comparable sits next door. 3200 South Kihei Road, built in 2002 like Carrey's house, on a slightly smaller 38,028-square-foot parcel, was originally priced at $65 million. It closed on June 6, 2025, at $28.56 million, 56 percent below where it started, through Concierge Auctions. So not 100% like for like, but it’s the last big oceanfront sale we’ve had. That house has 21,692 square feet of living space, nearly four times Carrey's two homes combined. Per square foot of building, it sold for $1,317.

Measured by land, the neighbor closed at $751 per square foot. Carrey's ask works out to $840, about 12 percent more, for 3,659 more square feet of lot.

THE COMPETITION

From the south end of Keawakapu down through Makena, six oceanfront homes are on the market at $20 million or more, Carrey's included. In the 21 months since January 2025, exactly one oceanfront home on that stretch has closed above $20 million: the neighbor. At that pace, today's shelf would take more than a decade to clear. Buyers hold the cards.

The price cuts say the same thing. 5050 Makena Road has sat 325 days and dropped from $38.9 million to $29.9 million. 3060 South Kihei Road came down from $26 million to $24.5 million.

On living area, Carrey's $6,115 per square foot sits near the top of the set, alongside 3146 South Kihei Road ($6,252), the Poolenalena compound at 4640 and 4650 Makena Road ($5,992) and 34 Maluaka Place ($5,662). On land, his $840 lands mid-pack, below 3060 South Kihei Road ($932), 5050 Makena Road ($1,347) and 34 Maluaka Place ($1,598).

THE HALAMA STREET RULE

Oceanfront is not one price in Kihei. My rule of thumb: a home on Halama Street, farther north in Kihei, trades at about half what oceanfront costs from the south end of Keawakapu through Makena. The 2025 sales back it up. 1690, 1702 and 1470 Halama Street closed between $6.0 million and $9.9 million, averaging about $432 per square foot of land. That's 48 percent of the $893 median asking figure on the southern stretch and 57 percent of what the neighbor at 3200 closed for.

Same ocean. Same county. Half the price. The difference is what sits in front of the house: Keawakapu's long, wide sand with Wailea at the end of the road, against sea walls, limited sand, potential erosion hazards, and being situated in the middle of Kihei on Halama.

THE ACROSS-THE-ROAD TELL

One listing in the set isn't oceanfront at all. 7421 Makena Road sits across the road from the water on 47,267 square feet. It went pending in July 2026 after cutting its ask from $21.85 million to $19.95 million. At list, that's $4,390 per square foot of living area, inside the range of homes with their own sand. When a house across the road finds a buyer at oceanfront money, the owners on the beach side should take note.

THE MARKET AROUND IT

Zoom out, and the September numbers from the REALTORS Association of Maui describe a different island. The countywide median single-family price fell 11 percent year over year to $1.15 million, the lowest since November 2023. South Maui's year-to-date single-family median is $1.40 million, down 8 percent from 2025. Carrey's ask is about 30 times the county median and 25 times South Maui's.

The luxury tier is moving, slowly and without fireworks. Ten Maui single-family homes sold above $2.5 million in September, at a median of $5.33 million, closing at 94 percent of list with none selling over asking. The lone Wailea-Makena home sale that month closed at $5.3 million, 90 percent of its list price. Nobody at this level is paying over asking right now. Nobody has to.

Add it up, and the case for 3234 South Kihei Road rests on the land and the beach. The neighbor's sale set a marker at $751 per square foot of land. The question for the next buyer is how much more an acre on Keawakapu, a thatched roof and a famous previous owner are worth on top of that.

WHAT A BUYER SHOULD KNOW BEFORE WRITING AN OFFER

The shoreline belongs to the County's review process. Oceanfront parcels on Maui sit inside the Special Management Area. Changes to the pool, walls, landscaping or anything near the shoreline go through County Planning, and some trigger a certified shoreline survey and setback determination. Budget time for that before budgeting for the renovation.

Ask what the roof is made of. Natural thatch and synthetic thatch carry different replacement cycles and very different insurance conversations. Get a quote from a Hawaii carrier during due diligence, not after.

Put the furniture in writing. “Fully furnished” means whatever the inventory exhibit says it means. Attach one to the contract and walk it at final inspection.

Confirm the bedroom count against the permits. Across both homes the estate has five bedrooms and six and a half baths, while the MLS lists three and 4.5, the main house figures. Lenders, appraisers and insurers will each ask.

BACK ON THE SAND

At sunset the beach walkers still stop at the palms and raise their phones toward that roof. For twenty-some years, the house has belonged to people whose names they'd know. The next name on the deed doesn't have to be famous. It needs a buyer who wants an acre of Keawakapu more than they want anyone to know they bought it.
